Every share includes weeks in the oceanfront residence and weeks in the Suite Laguna: a separate one-bedroom apartment facing the lagoon, with living room, dining area and kitchen. Its weeks fall on different dates, so you can come back more often or host your family. Both are furnished and equipped.

In Petén 71 and PH-91, the Suite Laguna sits across the hallway: a separate apartment identical to a Manglar model, with living-dining room, kitchen with breakfast bar, bedroom with full bathroom and a balcony overlooking the mangroves. Your 8 weeks, every year.
4 in the oceanfront residence and 4 in the Suite Laguna. The residence and the Suite Laguna each have their own 12-year calendar, set in your contract and staggered so their dates never overlap.
Summer, Holy Week, Easter Week, Christmas or New Year: one in the residence and one in the Suite Laguna, on different dates. They rotate every year; in the residence, you get summer 8 years out of 12.
Three Kings' Day, long weekends, Carnival, Hanal Pixán (Day of the Dead), pre-Christmas and the weeks around summer. One in the residence and one in the Suite Laguna; they also rotate every year.
You pick them from the rest of the year, including winter, when the sea is calm. The booking order rotates every year.
The building is finished.
Petén d'Arenas is built and its amenities are ready. Visits take place in the building itself, so you see the residence, the Suite Laguna and the amenities you are buying. They include facilities you usually only find at a resort.
MXN $6,900 a month, all inclusive.
One fee per share covers your 8 weeks. A hotel operator welcomes you, cleans and maintains the residence, so all you bring is your suitcase.

What exactly am I buying?
Trust beneficiary rights over a share of a specific residence (Petén 71, PH-91 or PH-103), with its Suite Laguna, furnished and equipped.
When can I start using it?
The first year of use starts June 1, 2027. The building is already finished: you can visit it today.
How do I know my dates?
Your Prime and Select weeks for the next 12 years, in the residence and in the Suite Laguna, are listed in an appendix to your contract. You choose your Classic weeks (2 in each unit) each year between January and March 15, and the hotel operator confirms them on April 1. After 12 years, the calendar starts over with the same logic.
Can I lend it to family or friends?
Yes. You tell the hotel operator who is arriving, and you are responsible for their stay.
Can I swap or combine weeks?
Yes. You can swap weeks with other owners, including owners of other residences in the club, and combine them when the calendar or a swap allows.
Can I rent out my weeks?
Yes, directly or through the hotel operator; the terms are in the Operating Rules. We do not promise returns: they depend on the season, occupancy and each year's rates.
Are there costs beyond the fee?
Only extra services you request during your stay and late check-out (MXN $500 per hour). If something breaks, it is charged to the owner of that week; normal wear and tear is covered by the reserve fund.
Can I buy more than one share?
Yes, with no limit. Buy 2 or more and you get a 5% discount, and your weeks add up.
Are pets allowed?
Pets are subject to the Operating Rules and the condominium rules; special cleaning is charged separately.
Can I pay in US dollars or by card?
Prices are in Mexican pesos. We accept credit cards, subject to card processing fees; the exchange rate and payment method are confirmed with our administration team.
Do I need to be Mexican?
No. Because it is held in trust, foreigners can buy. The trustee verifies the identity of every buyer.
